1Acceptance of terms
By creating an account, browsing listings, or otherwise using Mifrose Property ("the Platform," "we," "us"), you agree to these Terms & Conditions and our Privacy Policy. If you do not agree, please discontinue use of the Platform.
These terms apply to all users, including visitors, registered buyers/renters, property owners, and verified agents.
2Eligibility & accounts
You must be at least 18 years old and capable of entering a binding contract under Nigerian law to register an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.
- You must provide accurate, current, and complete information during registration.
- Agent accounts may require additional identity and business verification before listings can go live.
- We reserve the right to suspend or terminate accounts that provide false information.
3Listings & agent conduct
Agents and property owners are solely responsible for the accuracy of the listings they publish, including price, location, availability, and property condition. Mifrose Property does not own, inspect, or guarantee any property listed on the Platform.
- Listings must represent real, available properties. Duplicate, expired, or "ghost" listings may be removed without notice.
- Agents must respond to enquiries in good faith and represent themselves honestly to prospective buyers/renters.
- We reserve the right to edit, unpublish, or reject any listing that violates these terms or applicable law.
4Payments & subscriptions
Certain features such as agent subscriptions, featured placements, or listing quotas require payment, processed through our payment partner, Paystack. By subscribing, you authorize recurring or one-time charges as described at checkout.
- Subscription fees are non-refundable except where required by law or expressly stated otherwise.
- Failure to renew a subscription may move your listings into a pending/unpublished state.
- We are not responsible for delays or failures caused by third-party payment processors.
5Identity verification
As part of agent onboarding, we may verify your identity using National Identification Number (NIN) checks through our verification partner, and other reasonable means. This helps reduce fraud and fake listings on the Platform.
You consent to this verification process when you apply for an agent account, and you confirm that the identity information you submit is accurate.
6Prohibited use
You agree not to:
- Post false, misleading, or fraudulent listings;
- Impersonate another person, agent, or business;
- Scrape, harvest, or bulk-extract data from the Platform without written permission;
- Use the Platform to harass, defraud, or discriminate against other users;
- Circumvent or interfere with any security or verification feature of the Platform.
7Intellectual property
The Mifrose Property name, logo, design, and platform code are the property of Mifrose Property and may not be copied, reproduced, or used without prior written consent. Listing photos and descriptions remain the property of the uploading agent/owner, who grants us a license to display them on the Platform.
8Disclaimers
Mifrose Property is a marketplace connecting buyers/renters with agents and property owners. We do not act as an estate agent, broker, or party to any transaction between users. We make reasonable efforts to verify agents, but we cannot guarantee the accuracy of every listing or the conduct of every user.
The Platform is provided "as is" without warranties of any kind, whether express or implied.
9Limitation of liability
To the fullest extent permitted by law, Mifrose Property shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Platform, including but not limited to disputes with agents, property owners, or other users, or losses arising from a transaction conducted off-platform.
10Termination
We may suspend or terminate your access to the Platform at any time, with or without notice, if we reasonably believe you have violated these Terms or engaged in fraudulent or harmful conduct.
11Governing law
These Terms are governed by the laws of the Federal Republic of Nigeria. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of Nigeria.
12Changes to these terms
We may update these Terms from time to time. Material changes will be reflected by an updated "Last updated" date at the top of this page. Continued use of the Platform after changes take effect constitutes acceptance of the revised Terms.
